00:02          And I'm Erin Pennington. A new hotel offers an unobstructed view to the Nashville sound stadium. It's getting darker earlier in Nashville. We'll give you some tips on how to make the best of it. Plus Nashville has a higher cost of living, but what does it rank among the rest of the U S

00:33          Good morning everybody. It is awful outside. It took me almost an hour and 20 minutes to get from West end to my apartment and that is about seven miles. Yeah. So,

 

00:47          Hey, but you know what the good news is, the good news is that we have the sunlight in the morning so that even when you're going to work, you have the sun a little bit earlier so that he can cheer you up,

 

00:58          Which is really nice. I a daily savings has actually helped my sleep schedule, so I'm getting up at like five 30 now, which feels really good instead of like six 15. But if I sit on the couch at all, I fall back to sleep for another hour. So, but this is happening at the Ryman and I thought this was a really interesting, it's called [inaudible] sleeping. Yes. Sleeping. Yeah. A lot of people probably sleep at the Ryman daylight saving time. It's happening at the Riley. It is, it's affecting a whole of Nashville right now. This is shovels and rope at the Ryman. It takes a torrent. It takes to get me out of bed, a shovel and rope wa. So there's like somebody hitting you a shovel and then like dragging you for rope. Like I can't imagine like somebody tying your body up and it's like driving through a pastor with cows and like horses and then all of a sudden you hit a Boulder and that's how you wake up. I think that'd be pretty funny. Gosh. Yes. This is happening at seven 30. I assume they're a good band if they're playing at the Ryman. It's a really, just a unique name for a bench.

 

01:58          They, they have played at red rock a while ago, so I think they're a pretty heavy traveling band over in like Colorado area. Yeah, a little little solid travel and duo.

 

02:10          This is happening at T pack. This is the SpongeBob musical. Yeah. Ooh. I kind of actually want to go to this and see what it's like. I just don't know if I could commit like the two hour time period to go see a SpongeBob musical

 

02:24          That that's, I think that's the dilemma for most people. I think you hit it. Yeah,

 

02:27          Right on the head with that one. Yes. So what's happening at TPAC at seven 30 and then you have the Elliston trio plays Beethoven and tower at the symphony center tonight at 6:00 PM. That's an early event on a Wednesday night.

 

02:41          Yeah. They got to go see the SpongeBob musical. Oh,

 

02:43          They can go see this in the SpongeBob. Then also happening in the rest of this week. You have the Nashville design week to get tickets for that. It's Nashville design week.org happening Sunday. You have the Titans verse the Kansas city chiefs at Nissan. They're not the chefs, the Kansas city chefs, they're the chiefs at Nissan at Sunday, at 12:00 PM. And then this is the [inaudible] rip traffic near my place. Yes. That we just need to get a helicopter pad downtown to lift air lift you so you can get to cross point on Sundays. This is the last weekend of the Herman edge ghost tours happening at the Hermitage. My assumption is they're completely sold out and that's happening tonight through Saturday.

 

03:27          Yes. So if you are interested in going to the Hermitage coasters, just give them a call and see if they have any tickets available. It's a great tour. We had a fantastic time. Recommend it to anybody. I would assume if he didn't make it this year, they're going to be doing it for

 

03:43          Years to come. Oh, absolutely. And it's, I would say it's one of the better ghost haunted experiences in Nashville compared to other things that Erin and I have experienced.

 

03:53          Yup. Absolutely. All right, so we do have some business news today. We have some investors from Austin and Connecticut and they are morphine in industrial building into a quote from the national business journal, hefty dose of trendy creative office space.

 

04:12          Do you just, do you just mean office space? Like what, what separates creative office space over office space?

 

04:19          So I think this is actually a big win for the construction companies, this kind of buzz term because it then it then allows them to say and take trendy creative office space and mean we're going to hollow it out for you.

 

04:34          Oh yeah, we're going to [inaudible] and then you could you can have a black walls and like you could have a photography studio if you want to because everyone's a creative now, right? Yeah, exactly. Yeah.

 

04:48          Like I'm pretty sure anybody who has an office building now, I mean, they do want it to be customizable. They do want it to be a little bit more Nashville than they do a traditional office building with cubicles and everything like that. So, you know, having something that says a hefty dose of trendy creative office space to me sounds like we're going to hollow it out for you so you can do what you want. But it's still, I mean that's, that's the Nashville white.

 

05:15          We're going to bring some Nashville hipsters over there and make it some workspace.

 

05:20          Have you seen the meme that's going around? That's the restaurant starter kit.

 

05:25          I've seen it before, but I haven't seen it in awhile. Remind me what it is.

 

05:31          So is wooden tables it a metal bar? Stools

 

05:37          Match? Don't have a back. Oh, that's very nice. It's got the, I can't remember what type of lights they are. Oh, the innocent lights. A little was a little round like, yeah. Old. Yeah. Edison light bulbs. And there was a fourth thing to it. I can't remember what that fourth thing was. That sounds like a great starter pack. You can go get that at your local Ikea. Oh, Oh wait. We don't have an Ikea. Have to go all the way to Memphis to get your Ikea and get all those accessories for your restaurants, your local Memphis psyche. Yeah. So it's technically local. It's in Tennessee. So this is going to be 157,000 square foot building with an array of amenities including a fitness area with locker rooms. Ooh, you guys got locker rooms, a lounge and a game room. This building is located at South of downtown, off of armory drive, exit 65 near a hundred Oaks mall.

 

06:24          So this is, it looks like it's right behind the Tennessee army national guard recruiting center. It's near cl CS CXX the a train company. Yeah, so it's back over there. It's past that movie theater. It's all near like Powell Avenue if, I don't know if that's describing it well enough. So that's that building and it's going to be a fun office space with creative functions. Hefty dose of creative fun there. This next piece of news I, the way that it's titled, I thought that our dream of a rooftop coffee bar was coming true. That is not happening. This is in the national business journal. The title is upcoming North Capitol hotel unveils coffee shop comma rooftop bar. And I thought maybe just maybe there's a chance that this coffee shop is also going to be part of this rooftop bar.

 

07:24          I think that's coming at the a graduate hotel in Midtown that's going to be a coffee rooftop bar. So like a coffee, like I could wake up, watch the sunrise kind of coffee bar on a national downtown rooftop. I think so. It's technically Midtown, but I think that's what's happening. But unfortunately if you're looking East you're going to see the Hutton building. You're not going to be able to see many sunrises because all of the buildings are going to be blocking that, that coffee shops. So yeah. Yeah. We need one downtown downtown. Yeah, absolutely. I was confused. I was confused by this article too cause I thought this was talking about Capitol view and not North cap with all guys. This is what they're naming that area now. Yeah, that's I don't, is this the first time you've heard of that name? North Capitol? It is.

 

08:09          So the area that North Capitol is referring to is, I'm guessing anywhere near the state Capitol building is what I would assume it's referring to. I thought that was North of the Capitol and the, anything, anything that's not technically Germantown, Germantown, but North of the Tennessee state Capitol. So I guess where I think it's James Robinson Parkway and where gay street connect. I think that's what's considered North Avenue. There's a couple of bail bond places there. They're not going to exist in a few years. No, it's a little bit past that. And the reason I think it's a little bit past there, it's probably next to the sound's a parking garage that's just passed right field. Okay. Probably near

 

08:56          Centerfield. That makes sense. Only because it talks about an unobstructed view of the sound stadium. So I, I know sh Wrigley field in Chicago, they have apartment buildings where you can sit out on the porch of the apartment that you live in. If you happen to be in that part of the complex walk, that fast probably is a pretty high price. It's probably, I don't know if it's a condo or an apartment complex in Chicago, but this is what I thought of whenever I saw this. So fans of the sounds games, fans of people who want to be downtown as well have a rooftop bar experience out that way. I think that will be probably the furthest North rooftop bar national might have. Yeah,

 

09:42          Until river Norton. So it's actually going to be on the corner of gay street in third Avenue. So that's kind of near the downtown prison. That's right there near the courthouse and everything. And it's going to be a TownePlace suites downtown Nashville.

 

09:57          Yup. So there, the place is going to be, the hotel is going to be called Zeplin. It's a rooftop bar and a ground level coffee shop. It, they're both supposed to open in the spring. That lines up pretty well as right before the Nashville tour season, so that makes sense. We'll see how that goes. Construction and nationals, a hit or missed. It's depending on how much money they want to pour into it. But it's a 7,500 square foot rooftop bar, outdoor seating live music. That's not surprising. It's Nashville unobstructed. A unobstructed view. The national sound's ballpark. Like I said earlier. And this, we'll have two full bars and it will be open year round. The name of the coffee shop is going to be moonshot. Interesting. A 1,250 foot square coffee shop, square foot coffee shop that will serve beer and wine

 

10:54          At night. I really hope they have shots of espresso with the outlining of the moon. I think that would be amazing. They're probably not going to want to pay the money for that cause that sounds like it's expensive, but it's a possibility.

 

11:07          The two, the hotel will have 204 rooms to been developed by a joint venture of Chicago-based partners. Oh, I wonder if they for somehow are responsible for any of the real estate near the Chicago Cubs. Probably probably regularly field. So that would be cool. That would be cool. That would make sense.

 

11:24          So every single day we like to give explorers Nashville tip of the day and with daily savings. And the sun going down so early. Just leave work a little bit early, maybe around four o'clock. Actually. Just don't even go to work. I'm listening to the national daily podcast all day. Binge listen. I don't know if that's a thing, but we're making it a thing. But with the sunsets being so early now, make sure to leave a little bit early from work and then go experience a sunset in downtown Nashville. I don't know if you've seen it the last couple of days, Aaron, but it's been like this super weird like purple-y pink with the sunsets and I feel terrible for not capturing them with my foot. My camera.

 

12:03          Yeah, the sunsets have been amazing.

 

12:07          And then the sunrise two days ago, Holy crap. It was like this gorgeous pink. Yeah.

 

12:14          Yeah. I think that's going to be my biggest tip of the day is to get that extra hour of sleep later for a fall asleep earlier in the night. Get up earlier in the morning and experience a Nashville sunrise. Especially if you work a nine to five, that's where you're going to be able to experience the beauty of a Nashville, either sunrise or sunset. We have a video on our YouTube channel at X BLR dot. Nash called top sunrise locations near Nashville where you can get up early, go experience a national sunrise and make it to work on time before your nine o'clock shift starts. And you could probably go visit rise as well if you're in the downtown area. Yeah.

 

13:01          Yup. Okay. The Southern chicken, big scale pimento cheese and bacon. That sounds so good right now. Speaking, speaking of the food. Yeah. So I went to a restaurant, I've never been to you. When I drove for Lyft and Uber, I dropped off at this location probably 10 times a week. It was really interesting. But it's called El Myriachi and it's not like Plaza mariachi, it's just called the El mariachi and it's found on Thompson lane, kind of where that development that we talked about where that office space is going and that creative office space. So it's a, do you know where that that tunnel bridges on Thompson lane where that tuba player plays? Yeah. So it's like right after that it's near the Sears lawnmower division. Yeah. You know exactly where I'm talking about. And I had the fajita the meat was great, the peppers were great, but something was off of their read five beans. I don't know what it was. I'm not a big fan of re fried beans, but overall the experience was great. And guess how much my meal was,

 

14:06          How much?

 

14:07          $7 and 25 cents. How did you hear about this? Cause I dropped off so many passengers will flipped an Uber.

 

14:14          And this was like, you wanted to just give it a chance?

 

14:17          Well, so Amanda and I were leaving church and she's like, Hey, I I really want to sit down Mexican place. And I'm like, Hey, I really want to sit down Mexican place to plus and mariachi just sounds too loud right now. And so we went to this Mexican place El mariachi and my meal was seven 25. Her meal was like six 50. And so like we walked out the door of spending less than $15. It was amazing.

 

14:41          There you go. That's awesome. That's really cool. I had blue coast burrito, I didn't go in one of the stores. It was a catered meal. But glucose burrito, it is, I believe a national brand. But it started here

 

14:56          In Nashville. Yes, it did start in Nashville, but didn't third downtown location just close a couple of weeks ago. You know the one, I don't even know the one on fifth Avenue in your pockets,

 

15:07          You know, I don't know if I even knew that they had a downtown location near,

 

15:12          Well that's probably why they closed is cause Aaron didn't know they had a downtown location. I liked glucose burrito. I M their caseload is really good. I always go the one on Charlotte if we ever go to blue coast.

 

15:25          Yeah, I've been to that one. I've been to the one on lip skims campus. And then you can't forget about their local project. Baja burrito BA, same people.

 

15:38          Good. That's also found on Thompson lane and they have the best, the best pineapple salsa in the entire city of Nashville. That's about safe. I had one thing that I could carry out of there. It would be that pineapple sauce. I just want to like drink it from a water hose like Oh yes, this sauce is so good. It's one of my favorite sauces in Nashville and I will fight ope somebody for that over that one. All right, well we'll make sure we get that on video when it happened. Yes. 16:59          Yeah. So we teased earlier that Nashville is starting to rank maybe among the top cities in cost of living. This might be obvious to you if you are living in Nashville that Nashville is cost of living is continuing to rise and that means we're probably going to be ranking in the top cities in the United States for cost of living. If you did not, if you do not live in,

 

17:25          You live under a rock, you are curious. Oh, if you don't live in Nashville. Sorry, I thought you were saying something else.

 

17:31          Oh, for those who are just curious about Nashville or maybe not wanting to to live in Nashville because of the high cost of living we don't blame you. It's, it rises a lot and wages aren't exactly keeping up, but you know, Oh, I what Nashville would rank among the the rest of the States. And we came in about where I thought and I think Stewart, now we're on the same page because Nashville has been ranked number one and a lot of things national doesn't rank, you know, in the top 100 for a lot of things. But as far as cost of living Nashville, I think hit number 23 and we are looking at the Nashville business journal article that is in our show notes. And this also came from another website, a National's cost of living, the national business journal article linked to a website where did this study? Yeah, move.org and they did a lot of cost of living analysis. Now as far as like population steward national just broke the top 25 barrier as well recently.

 

18:49          Yeah. So according to war population review.com Nashville is ranked 23rd as well. I don't think this is accurate. I think the population is a little bit higher than what they're saying. They're saying it's $606,700 679,318 I from the, so that would be national proper, national proper, but not really

 

19:13          Nashville with the nine surrounding counties that is usually reported.

 

19:18          Yes. So, but I've heard that number actually being a lot higher cause we're higher than the city of Memphis. Now. I would say it's actually probably closer to 706,000 and then our metropolitan area, there's an argument on this, but our metropolitan is anywhere from 2 million to 2.1 million people that live in our metropolitan area with the estimate right now of 104 people a day moving to Nashville.

 

19:45          Yeah, that's, that's absolutely insane. So looking at some of the numbers for national and then we'll compare them to other cities. That total cost of living for national as we come in ranking it. Number 23, we have a total cost of living at about almost $2,200.

 

20:05          So the, the way that they got this ranking as is with a few things, so we'll talk about that. So that's, it's rent for a one bedroom apartment utilities, electric, electricity, water, et cetera, internet costs, gasoline costs in food, groceries, plus occasional restaurant meals. So that's how they came up with this, at this cost of living of nearly $2,200.

 

20:31          Gotcha. so in the utilities they had the average costs of at about $160.

 

20:39          I think that's almost exactly on the Mark of what I pay every single month.

 

20:44          Yeah. internet $70, which is a little bit of [inaudible]

 

20:49          Above what I pay right now. I pay way more than you do. I pay 79 95 and I only have 200 megabytes down and 12 megabytes upload speed, which sucks. Oh my God. I don't know how I do it.

 

21:02          So I pay $66 a month. And obviously split that with a roommates. $66 a month and I have five are speeds. So a thousand up in a thousand.

 

21:15          I am so jealous all the time. I literally go to Aaron's house just to use his internet at times.

 

21:21          Yeah. and it's, it's Google fiber. So thank you. Goo Google fiber for making a small presence in this city. Yeah.

 

21:28          Yeah. Thank you for trying to do the story. The monopoly of Comcast.

 

21:33          Yeah. So you have [inaudible]

 

21:34          Comcast right now. Yeah. And Comcast is the only one offered in my area, so I can get 18 T dial up, not dial up. Well there's, okay. I was about to say not dial up. What's the one that's after dial up? Ah, crap. It's like Oh, broadband broadband. Yeah. So it's like four megabytes a download speed and like two megabyte upload speed, which I can not survive on that.

 

21:56          Ooh, that's, that's rough. Yeah. So Nashville get your internet together. We are talked about nationals. I think on one podcast we had talked about the internet in the coffee scene in Nashville, the internet at coffee shops in Nashville. It's pretty bad for a lot of the coffee shops here. I've got one that's kind of a hidden gem of a coffee shop that has really high upload and download speeds. Just send me a message if you want to know which [inaudible]

 

22:28          Or you could wait until we come out with a podcast about best internet speeds around Nashville.

 

22:33          Yeah. But here's the, the weird thing. National's a creative city like we need fast. We are, we are driven by media. We are driven by just a lot of those things, especially people in the music industry. In the television industry, you're sharing files all the time. People go in the coffee shops to work because it's a very work from home type environment here in Nashville. Yet the internet and most of these coffee shops are pretty dang bad. When I say pretty dang bad, I mean like five to 15 megabytes of download speed. And maybe less than that of upload speed. It's better at Starbucks are usually pretty consistent, have a little bit faster internet. But usually a lot of places just seem to want to have enough wifi to scroll through Instagram on your phone.

 

23:30          Yeah. And they're, they're doing that on purpose, on purpose as well, just because a guy like me may come in and upload and 35 gigabytes because I'm accessing their wifi and I only paid $2 and 30 cents for a cup of water or a cup of coffee. Yeah. We're not in Europe. We're not paying for water yet. So depending on what coffee shop you go to, it may taste like a couple of [inaudible] cup of water. That's true. So they're averaging that gas is 132 and 60 cents $132 and 60 cents a month.

 

24:01          Do, do you think this is gas from like a Piedmont or do you think this is gas from like driving and everything like that?

 

24:11          I think it's probably a, your natural gas lines going into some of your apartment complexes. That's what I was thinking. I don't think it would be you're driving gas cause that doesn't count as a, even though that would technically on go under a utility, so maybe it is driving gas. They do not give a clear explanation of that. And it says gasoline. So I assume it's natural gas for your apartment and driving gas.

 

24:36          Yeah. and we have, we'll do rent after, after the, this, the second to last one, second to the last one is food. I think that, I wonder if they're doing this off of grocery bills, average grocery bills, and they kind of buy those same items at other stores. But Nashville food, it's hard not to eat out in Nashville with all these good restaurants. I think that number should be a little bit higher.

 

25:03          Yeah. If you're, if you're eating out everyday, you could easily spend $1,000 a month in this city. I would say the, the price that they gave is the price that Amanda and I typically pay for our groceries a month. Oh, maybe a little bit less. It depends on where we shop that month. If we're shopping at Publix, it's going to be double this price. Not if you hit those, buy one get one frees. That's true. But it's very hard to find a man. I have a interesting public story. I was in Publix yesterday and I was just buying a salad for lunch and the guy came up to me and he's like, Hey man, do you have some money? And I'm like, nah man, I have no cash but I can buy you a meal. And he's like, no man, I don't want any food.

 

25:44          I just want your cash. And I'm like, I'm not helping you bro. I would've said, are you robbing me, robbing me my cash? Like, and he's like, well, why? Why can't you just give me cash when you check out? And I'm like, no, I'll buy you food. And he's like, I don't want any food. And I'm like, Oh, you're not getting money from me. And then all these, all these, all these Publix employees, we're looking at this guy and I'm like, you need to call the police on this guy for soliciting. Like he's literally breaking the wall right now.

 

26:10          Yeah. I had somebody try to do that with gas and they said they need money for gas. I was like, there's a gas station right down the street, I'll prepay it. They were like, no. And so you know, what are you going to do

 

26:23          That's highly aggressive panhandling for you?

 

26:26          Yeah, yeah, exactly. Okay, so the last

 

26:30          Subject, I don't think we actually said the cost of food. So the food cost, the food is $291 and 13 cents

 

26:38          10 cents for average cost of groceries every month and Colorado and occasionally eating out. Yeah. So that's the food for you and rent. The average one bedroom apartment is $1,540 and 90 cents. I ask, what do you think about this one?

 

27:05          You know, the area of town I live in, Aron, if I was paying that much for the area that I live in, I would not be living in this area. So that is very true. That's very high to me. I've never in any of the apartments I lived, even when I lived in near downtown Franklin, like we didn't pay that much for rent. And I lived in a two bedroom in a very nice apartment down in Franklin. Like I think it was still $200 cheaper, but that was also five or six years ago when I lived in Franklin when everything was cheaper. So

 

27:41          Yes, exactly. I wouldn't pay that for a single bedroom apartment.

 

27:47          No. usually you'll find those prices in the Gulch, German town parts of East Nashville, maybe a little bit of mid town when you're near Vanderville in Belmont. But yeah, no, no way. Is that the cost for the majority of Nashville? That is definitely an average, but thank goodness we are not in San Francisco, which is the number one cost of living. It is 3000, $396 for the average one bedroom apartment in San Francisco. That sounds literally terrible. But internet is cheaper. Yeah. By how much? Oh, it's $10 cheaper. It's the same price you're paying almost. Yeah, it's, it's right at about $66. So they must all be using Google fiber. Google. That makes sense for San Francisco. Yeah. So our average costs for rent for a single bedroom apartment here in the city of [inaudible]

 

28:49          Nashville is done to, to, to, to, to, to, to, to, to, to, to, to to 1500 in $40 in 90 cents.

 

28:59          That's pretty high. That's steep. I literally pay almost less than half of that per month. Yeah. I'm seeing the number 50 cost of living city here in the U S Colorado Springs, Colorado. Their rent comes out at 1070 $1. That's still high. That's actually really recently. And you're closer to smoking mountain tops. Yeah. You're in the top 50 cities in the U S yeah. So it's probably gonna be over a thousand for a one bedroom apartment if you want to live somewhere. Is livable the word? Yeah, livable is the word. Yeah. Have, have that kind of quality of life where it's, it's livable in these kinds of cities.

 

29:50          Well, if you look at the, if you look at the food in Colorado Springs, it's up another almost $30 compared to Nashville, which is insane. Yeah, that's insane. How much is the food average in San Francisco? Oh, it's almost $200 more per average in San Francisco than it is in Nashville. Well, that's why I live in Nashville and San Francisco. Yeah, exactly. So what are your, what are your thoughts about Nashville being ranked number 23 on the list of 50?

 

30:22          That seems to really fit in for how Nashville has been trending in rankings as far as population. It's, you know, kind of scary to see as much as Nashville has risen and cost of especially housing, that we still hit number 23 in the United States. But it's, it's really hard to compare cities because there are not as many cities that are above us that have had such a quick growth spurt.

 

30:58          No. That's why every other city is coming to Nashville and they're like, what are you guys doing? Right,

 

31:03          Right. So we have Austin that's had a quick growth spurt like Nashville, Seattle, Portland, Seattle, Charlotte, North Carolina. Right. But most of these other cities have had a slow and steady growth for much longer than Nashville. So most likely the wages and everything have really kind of kept up with this cost of living for it to get to this final number. As I've said before on this podcast, Nashville's wages, probably average wages if you compare different jobs that are happening in Nashville with the cost of living versus that same job in a city that has a higher ranking than Nashville with its cost of living. You're probably going to see that those wages have caught up more than they have in Nashville. So that'll probably take some more digging to do, which I'm sure we will do at some point. But yeah, that's interesting to see. Nashville has hit number one. We've talked about this before. National has hit number one as far as costs with average, sir, correct me if I'm wrong, average hotel prices, is that right?

 

32:17          Correct. Yeah. So we're a number one. We are, we're averaging $225 a night, maybe a little bit more in downtown Nashville right now. And so that means our hotel average per night is higher than any other city in the, in America right now.

 

32:36          Yeah. And cost of living I think is only going to go up. Hotel prices might go down as more hotels are being

 

32:46          Yeah, absolutely. As long as there's more hotels being built and there's 15,000 in the pipeline right now, I think the rates are going to steady themselves out. And I know we're still behind on apartment complexes for the people moving here, but I think we're about to see a nother wave of development, especially coming in South Nashville cause I'm driving down Murfreesboro pike and I'm just like, Oh that law just sold. Oh that building's up for auction. Oh that buildings up for sale. Like I think there's a huge, another wave of development that's about to hit Nashville.

 

33:21          Yeah. one other kind of final note on this. Some of the things that I've seen with California I've really heard it said that the, the spike in cost of living for places like Los Angeles and everything is so high only because there's been a suppression of builders for things like apartments in condos. And so as the fewer amount of apartments and condos become more in demand, if the math checks out, the prices of those more in demand places are going to skyrocket and go up also then

 

34:01          Pretty taxes and the car registration, taxes and everything else. It's insane.

 

34:07          Absolutely. So Nashville is, the solution is to continue to build and just kind of hang in there for the longterm and as more apartments continue to be built I, I don't, I think I've heard a lot of complaints about, Oh, there's a new apartment complex going up and a lot of people are tired of it, but they don't realize that's the thing that's going to actually lower the cost of these, of these average prices of a one bedroom is for the demand to spread out and not really stop.

 

34:45          That's why it's called the average market rate. And I've actually, I've talked to a couple of apartment complexes about this and I'm like, okay, well what's your average market rate? And they say B based on the number of rooms that are either in construction or the number of rooms that have officially opened in the last year. That's where you get your average market rates.

 

35:07          Yup. So as long as Nashville keeps building and we keep adding rooms, then that costs will hopefully go down and we'll have more people who are able to live at the spot they desire for a lower price here.

 

35:21          I hope so. Cause there, there's areas in town I'd like to just have like a second condo eventually. Like Oh yeah, Nashville yards. Yeah, I have a place there, but I also live in Donaldson full time, so yeah. And just right out one of them to Airbnb. But that's way, way in the, and that's a conversation Amanda and I have had briefly, but right now we definitely can't afford having to places in Nashville. You mean you don't want to rent out the the penthouse in the five Oh five. If I had $7 million, I'll just buy that thing.

 

35:54          But that's a, that's a, that's a lot of money. But living in that house in the five Oh five, that's like the ultimate luxury here in the city of Nashville because whoever lives in the penthouse gets a full time dedicated driver all year round and they have a wait. Whoa. Yeah. Dude, if you, if you live in the a the five Oh five penthouse, you get a dedicated driver, you can use 24 hours a day. Yep. No way. True story. I'm, yeah, that's crazy. I'm actually surprised that their pool area and their tennis court area and pickle ball and all that stuff is not a helicopter pattern or at least there's not one near should be. There definitely really should be. We're going to get to the point where like Uber's going to have their delivery services were for cars that's happening in Dubai, in Nashville before we have helipads. So that's the, the two things downtown Nashville, just get a rooftop coffee shop and a Helo pad. Hell, let's just combine them, combine them all together so we can get some fresh coffee before we go on a helicopter to the BNA airport or to wherever we're flying to that day. The new state park. Oh yeah. A new state park will be a Hylo pad.
